Market Leadership: Good News for Our Clients

 

Despite the ongoing downturn in the housing market, Stone Ridge Properties continues to hold an impressive leadership position in the market. Comparing data from the top five real estate firms in our market, Stone Ridge agents accounted for 33% of homes sold from January 1-June 20, 2008. (Our local market includes Amesbury, Newburyport, Merrimac, Salisbury, Newbury and West Newbury.) The remaining top four agencies each sold between 20% and 8%.

 

These are all nationally branded real estate firms that have access to vast resources and are supported by extensive national advertising. Their sales and marketing materials leverage the full weight of the national chain. Many sellers believe that choosing a nationwide real estate firm will ensure a level of expertise and market savvy that will deliver faster and more lucrative results.

 

However, the fact that we are able to capture 1/3 of the market among the top five agencies indicates that there are clear advantages to working with a local independent, non-franchise firm. In fact, affiliation to a national franchise is irrelevant in local markets.

 

To put these sales numbers in perspective, consider the fact that we have only 31 agents; our nearest competitors all have more—as many as 56 agents in one case. Clearly, our agents are working smarter and more effectively in this challenging housing market.

 

According to figures released in June 2008 by the Warren Group, a Boston company that tracks real estate trends in Massachusetts, there was a 24% drop in the sale of condos and single-family homes statewide from January to May 2008, as compared to the same period in 2007.

 

However, the number of homes and condos sold by Stone Ridge agents is down by only 9% in a similar time frame. Our top four competitors were down by 20-43%.
